Termite LetterA termite inspection is a visual inspection of the readily accessible areas of a home for evidence of wood-destroying insects. The inspector will visually inspect the entire interior of a home (including accessing and entering any sub-space such as basements and crawlspaces) and exterior of the property. The inspector will also look for any conditions that are conducive for termites, such as high moisture or wood debris in the crawlspace. After the inspection has been performed, the findings are reported on the state mandated wood destroying insect form. $89.00
Pre-Drywall InspectionA pre-drywall inspection is performed on new construction homes before the builder installs the drywall. This inspection is important because it allows us to catch problems that will not be apparent once the drywall is installed. If other problems, such as electrical or mechanical issues are discovered, they can be corrected prior to the drywall being installed as well. This will benefit you because if the drywall is cut at a later time to correct issues, it can be very difficult to match the texture and you may end up with an unsightly spot on the wall of your new home. The final inspection should be conducted after all utilities are turned on and the appliances are installed. $163.00
Re-inspectionDuring the course of a Home Inspection we find a wide array of defects, some that you may wish to repair yourself once you own the house and some that you may ask the seller to fix prior to closing. If you ask for repairs from the seller you may elect or decide to have a re-inspection by the Home Inspector that preformed the original inspection. They will verify that repairs have been made and operate prior to taking possession of the property. If you try to save a little money and skip the re-inspection you could be unpleasantly surprised later when you have problems. We can verify if a repair has been made and also if one has not, this may help relieve the stress of purchasing your new home. $163.00

RadonYou can't see touch or smell radon gas. Radon comes from the decay of radioactive material in the earth. Radon is everywhere. Radon can be found inside as well as outdoors. The EPA has determined that if the level of radon in your home is more than 4.0 pCi/L you should have a radon remediation. Radon has been linked to lung cancer. Infrared ScanInfrared Cameras see the world different than we do. Infrared sees your home in temperature differentials of as little as one-tenth of a degree. Surrounding areas should have very little temperature difference, if they do it will show up as either a cold or hot spot - pinpointing the problem area. An infrared inspection of your home will give you the visual picture, in infrared, along with the information and knowledge that you can’t get from conventional inspection methods. You’re actually able to see where your home loses heat, where the roof leaks, where moisture is located behind walls, where the radiant heat lines are not working, where insulation is missing or damaged, how much water damage there is and where it is, and if there are problems with the electrical or mechanical systems. Carbon Monoxide TestingCarbon monoxide (CO) is a gas that can build up to dangerous concentrations indoors when fuel- burning devices are not properly operated, vented, or maintained. Because it has no odor, color or taste, CO cannot be detected by smell, taste, or sight. It is estimated that acute CO poisoning contributes annually to more than 2,000 deaths in the United States. In addition, the US Consumer Product Safety Commission estimates that 8,000 to 15,000 people each year are examined or treated in hospitals for non-fire related CO poisoning. Gas Line Leak DetectionNatural gas line leaks can be extremely dangerous. The most telling sign of a natural gas line leak is the familiar rotten egg odor the natural gas coming into the home has. Pool InspectionThe whole pool environment is evaluated, not just the pool and equipment. The intention of a pool inspection is to evaluate the current condition of all accessible pool components. We identify items that need repair to make the pool operational, safe and reasonable to maintain. We also note the condition of the fence, gates, walkway, pool perimeter, slide, diving board, deck, rails, coping, lighting, structure, and other items of possible concern.
