Gas Line Leak Down TestCost $35- The inspector will spray all accessible gas line connections with soapy water then inspector will turn off all gas appliances, read gas meter, wait 20 minutes then re-read meter to determine if leaks are present within the system. Inspector will then re-light all pilot lights. $35.00
Wood Destroying Insect Inspection Report (WDI)Cost $45- About the Inspection: Depending on the type of loan you are getting for you property, your bank may require a WDI inspection. A visual inspection will be conducted in the readily accessible areas of the structure(s)including attics and crawlspaces which permitted entry during the inspection. After this is done, a Wood Destroying Insect Inspection Report (WDI) will be provided for you to give to your lender. 45
Appliance Recall CheckCost $65- Appliances are recalled on a regular basis and these recalls usually do not involve functionality. Most are fire hazards that stem from improperly insulated wiring, overheating motors, and component failures you can't see. For an additional $65, we will check every appliance in the home by make and model number against our database of about 195 million recalled appliances. We will provide you with a written report detailing the nature of the recall, and all known occurrences of injury or property damage. We also include the remedy. More often than not, the recalled item can be fixed free of charge by the manufacturer and we will provide you with all of the information you need to get the necessary repairs done (usually the repairs are free). Our database goes all the way back to 1974 and we guarantee that we will find manufacturer's recall information for any recalled appliance that has been filed with the federal government prior to the date of the inspection. This service also includes follow up, if any of your appliances becomes recalled in the future, we will let you know. $65.00
Inspect Sprinkler System$30 The inspection of the sprinkler system is excluded in the ASHI Standards of practice, therefore it is not included as part of the standard home inspection. We do offer this service as an add on to the inspection for a small fee. If requested, we will activate each zone of the sprinkler system located directly adjacent to the residence from the control box. We will look for and report on, inadequate coverage, broken sprinkler heads, spraying on house and visible broken lines. Up to 6 sprinkler zones are included. Please note that the accuracy of zone timer can not be evaluated.**THIS SERVICE IS NOT AVAILABLE FROM OCTOBER 15TH TO APRIL 15TH** 30
EDR Neighborhood Environment ReportCosts only $100- Developed exclusively for home buyers and sellers, the EDR Neighborhood Environmental Report identifies potential environmental risks such as leaking underground tanks, landfills and toxic waste sites on or near a property that may threaten a family's health or the value of their investment. It is generated from the largest collection of local, state and federal hazard records in the U.S. by the country's most trusted source of environmental risk information. The EDR Report is delivered in an accurate, comprehensive, easy to understand summary and is available to home buyers, home sellers, and homeowners through Valley Home Inspection. 100
Mold Sampling at time of inspectionCost $275- Valley Home Inspection can perform Air tests or take surface samples to help determine if mold is present in a home and if so, what type of mold is present. This service is not part of a standard home inspection but can be added to it and performed at the same time. We use controlled air testing impactors that use an air pump to draw in and impact airborne mold spores onto the sticky surface of a mold culture plate. One sample is taken indoors, near the HVAC return and one is taken outdoors for comparison, these two impactors are then sent to a laboratory for analysis. It will take approximately four business days to receive results from the laboratory. $275.00
